We are looking for a detail-obsessed Construction Project Manager to lead the construction of custom home residences. You will serve as the primary guide for our clients, translating their vision into reality while managing the budget, schedule, and the nuances of custom design. You will be responsible for ensuring that every piece of trim, tile, and stone meets our exacting standards.
Key Responsibilities
Client Experience & Communication
- Field Point of Contact: Serve as the face of the company for the homeowner throughout the build; conduct weekly site walks and provide updates in weekly meetings.
- Selections Management: Work closely with the client and sales team to manage the selection schedule (plumbing, lighting, flooring, etc).
- Expectation Management: Proactively communicate schedule changes and guide clients through the emotional ups and downs of the construction process.
Project Execution & Quality Control
- Craftsmanship Oversight: Manage subcontractors and artisans to ensure work is executed flawlessly.
- Site Management: maintain a clean, organized, and safe job site at all times—treating the site as the client’s future home, not just a work zone.
- Punch List: execute a "zero-defect" policy, managing the punch list aggressively to ensure the home is perfect prior to the final owner orientation.
Administrative
- Vendor Coordination: Coordinate with vendors for just-in-time delivery of materials for installation.
Qualifications & Requirements
- Experience: 2 years of experience specifically in custom residential construction. (Experience with volume/tract building is valuable but custom experience is preferred).
- Technical Skills:
- Ability to read complex architectural and structural plans.
- Strong understanding of building science (waterproofing, insulation, HVAC integration).
- Strong ability to schedule trades, inspections and owner walks to complete the build on time
- Attributes:
- Detail-Oriented: You notice when a grout line is crooked or a wall isn't perfectly plumb.
- Diplomatic: You can say "no" or deliver bad news to a client with grace and professionalism.
Working Conditions
- Travel between multiple custom home sites within the Lowcountry of South Carolina
- Must be willing to take client calls occasionally outside of standard business hours to accommodate their schedules.
Compensation & Benefits
- Salary: $65,000 - $125,000 per year.
- Project Bonuses: $750-$1500 Per House Bonus based on hitting build times, customer satisfaction and quality.
